Founded in 2012, Alturas Capital Partners (ACP) is a Boise, Idaho-based real estate investment and operating company. ACP manages the Alturas Real Estate Fund, an open-ended, evergreen commercial real estate investment fund. The Fund aims to build a diversified portfolio of income-generating properties in U.S. growth markets, focusing on the Intermountain West and Inland Northwest. The portfolio includes value-add, core-plus, and development projects across office, retail, industrial, and residential properties in several Western states.

Our mission is to create extraordinary value for our broker-partners and their tenant clients. As we grow and enter new markets, alignment with the right partners is critical to our long-term success. By aligning with the right brokers, we are able to leverage their knowledge and relationships and create win-win outcomes together. To attract the right partners we need to create a lot of value for them, and below is a broad outline of how we accomplish this.

Co-Investment

If our broker-partner is interested in the project, we invite them to invest alongside us as an equal partner. This allows them to benefit from the long-term wealth creation potential of real estate ownership, including cash flow, principal paydown, appreciation, and tax depreciation.

We pride ourselves on being broker-friendly and work hard to ensure that our broker-partners are well compensated for their hard work. We look for ongoing opportunities for our broker-partners to add value and be compensated beyond the original acquisition. Some of these include ongoing leasing assignments, asset management participation, and future selling commissions.

From the beginning, we set out to be different. Different in terms of how we approach our partners, different in terms of how we operate our properties, different in terms of how we approach investing, and different in terms of how we structure our capital stack.  

We are in this for the long-term and we strive every day to make decisions that will be in the long-term best interests of our partners. This is why we invest the way we do, and this is why our Fund is formed in a way that allows it to last indefinitely and weather the inevitable market cycles.

We see these opportunities as a chance to improve the properties and add long-term value. Will also consider build-to-suit developments on a case-by-case basis.
